The market today

How owners get reports today

We reviewed the offers of Montenegrin agencies that manage other people’s apartments. None gives the owner a portal or a structured monthly statement — reporting is informal, by e-mail and photos. Commissions are rarely published; where they are, short-term management runs 20–30% of income, and the only published local long-term offer is one month’s rent as a one-off fee plus 10% per month. Foreign tools have an owner statement, but they do not know Montenegrin utility bills or the withholding tax obligation.

Monthly owner statement

Rent, commission, bills and tax in one document.

Monthly statement to the owner
On the first of the month a draft is created for the previous month: rent, commission, paid bills and withholding tax, with the payout amount. You add manual entries to the draft. When you send it, the owner gets an e-mail with the document, and the statement stays in their Moj dom.
Commission calculation
A percentage of the rent, a fixed monthly fee or a percentage of what was collected — per apartment, per the mandate’s terms.
Tax at payout
When a legal entity pays rental income to an individual, it calculates and pays withholding tax. The statement shows it as a separate line: the mandate’s rate (9% by default) on the rent reduced by normed costs (30% by default).

Utility bills
Utility bills per apartment, with automatic retrieval for EPCG, Telemach, Crnogorski Telekom and several water and utility companies — free, for every apartment you manage.
Rent from the lease
A lease with rent, payment day and deposit. A rent charge is created automatically every month, and collected rent goes into the statement.
Who bears a bill
When the agency pays bills, only the share the owner bears under the lease goes into the statement; the tenant’s bills stay out of it.

Add agents to your agency team by their e-mail address. You assign apartments under mandate to an agent, and the statistics show results per agent.

Listings from your agency’s website arrive on the portal automatically, on a schedule, with photos. We set up the import for each agency separately, because it’s tailored to your website; a listing you remove from your site stops being active here too.

    The owner opens the link in the e-mail, picks their apartment and accepts. The apartment appears in your agency’s portfolio.

    On the first of the month a draft statement for the previous month is ready. Add manual entries if needed and send it to the owner.

Regulations

Withholding tax on rent

When an agency, as a legal entity, pays rental income to an owner, it calculates and pays the tax at payout. The statement in Moj dom follows these rules.

  3. When a legal entity pays the income, withholding tax of 9% on the reduced base is calculated and paid with every payout. 1

Frequently asked questions

Who sees the owner’s data?

You see the apartments for which the owner has given you a mandate, and nothing beyond that. The owner can see at any time who has access and can withdraw the mandate.

What does the owner see in Moj dom?

The mandate and its terms, sent statements with their documents, and the bills for their apartment. Draft statements stay hidden until you send them.

Can we restrict an agent to their own apartments?

Yes. The admin assigns an apartment to an agent, and the agent sees only the apartments assigned to them.

How is withholding tax on rent calculated?

The base is the rent collected, reduced by the normed costs from the lease — 30% by default. The mandate’s rate applies to that base, 9% by default (Articles 35, 36 and 49a of Montenegro’s Personal Income Tax Act). Commission doesn’t reduce the base. Check the form and payment deadline with your bookkeeper or the Tax Administration.

Does the statement replace bookkeeping?

No. It’s an overview of what was charged, what was paid and how much goes to the owner. It isn’t tax advice and doesn’t replace a bookkeeper.

What about short-term letting?

Channels, per-night pricing and guest registration aren’t in this scope. If that’s your main business, get in touch — we want to hear how you work before we build it.

How do listings from our website get onto DreamEstate?

We set up the import for each agency separately, because it’s tailored to your website. After that, new listings from your site arrive on the portal on a schedule, with photos, and a listing you remove from your site stops being active here too.
