Bills that arrive on their own
For EPCG, Telemach, Crnogorski Telekom and several water and utility companies you enter the details from a bill once, and each new bill arrives automatically. Only the portals of Čistoća Podgorica, Vodovod i kanalizacija Bar, Komunalne djelatnosti Bar and Vodovod i kanalizacija Tivat need a password.
Photo or PDF
You photograph other bills with your phone or add a PDF. Amount, period, due date and reference number are read from the document, and you check them before saving.
Reminders before and after the due date
An e-mail arrives before the due date — you choose how many days ahead, from 0 to 30 — and once more after it passes, if the bill isn’t marked as paid.
One e-mail, not a message per bill
Every bill coming due goes into one e-mail per person. A reminder for a bill the tenant pays under the lease goes to the tenant.
Apartment, house, commercial space or garage
Each property has its own bills, and the overview adds up what is due and what is paid.

Sharing and roles

You grant access, separately for each apartment, and revoke it whenever you like.

Invitation by e-mail
Send an invitation to a family member, housemate or bookkeeper. The invitation is valid for 14 days.
View or manage
View sees the apartment and bills, without account numbers. Manage can edit accounts and bills, but can’t delete the apartment or share access further.
Tenants through the lease
A tenant doesn’t get an invitation but access through the lease, and sees only the rent and bills they pay.
Revoking access
You can revoke any access at any time, and a tenant’s access ends with the lease.

Leases and rent

The terms of your lease agreement, turned into charges and reminders.

Rent and payment day
Enter the rent, payment day (the 5th by default) and term. While the lease is active, a rent charge is created automatically every month.
Deposit
The deposit stays recorded with the lease, together with the other terms of the agreement.
Who pays which bill
For each bill type you choose the tenant or the owner, or a percentage for a shared meter. By default the tenant pays electricity, water, waste and internet, and the owner pays building maintenance, tax and insurance.
Reminders for tenant and owner
The tenant gets a rent reminder before the due date. If the due date passes and the rent isn’t marked as paid, the e-mail goes to the owner.

Agency

When an agency manages the apartment, the owner sees what was collected and what they receive.

A mandate with your consent
The agency sends a management proposal by e-mail, with its commission and terms. You pick the apartment and accept, and the agency sees only that apartment.
Monthly statement
When the agency sends a statement, you get an e-mail with the document: rent, commission, paid bills and withholding tax, with the payout amount. The statement stays in Moj dom.
Ending management
You see who has access to the apartment and can end the management. The agency then loses access.

Building maintenance next to your apartment bills, if the building uses Building Manager.

The charge among your bills
Link your unit in the building to your apartment in Moj dom, and the monthly maintenance charge arrives with your bills, with the same reminder.
Paid, then confirmed by the manager
When you mark maintenance as paid, the manager receives a payment report and confirms it. In the building’s records the debt is closed only once confirmed.

If you own an apartment in Montenegro, you track at least four bills a month: the EPCG electricity bill, water, waste and internet. Each has its own due date, and they arrive by post, by e-mail or on a portal. Moj dom gathers them on one list per apartment: bills from EPCG, Telemach, Crnogorski Telekom and several water and utility companies arrive automatically, and you photograph the rest or add them as a PDF.

You pay the way you always have — on the provider’s portal, through e-banking, at a bank or at the post office — and then mark the bill as paid. If you rent the apartment out, the rent and deposit from the lease sit next to the bills, and your tenant gets a reminder for what they pay.

Frequently asked questions

Do you store my passwords for provider portals?

We ask for a password only where the provider’s portal requires one: for Čistoća Podgorica and for the portals of Vodovod i kanalizacija Bar, Komunalne djelatnosti Bar and Vodovod i kanalizacija Tivat, where the password is printed on the bill. It is stored encrypted with a key that doesn’t exist in the database, used only at the moment the bill is fetched, and never shown back — not to you, not to us. Other providers need no password; the details from your bill are enough.

How do you read a bill from a photo?

You photograph the bill with your phone or add a PDF. The app reads the amount, period, due date and reference number, then shows you a filled-in form before you save it. You can correct anything. If it recognizes that you have already entered that bill, it will warn you.

Does it work for all of Montenegro?

We track twenty-one providers: electricity, phone and internet for the whole country, and water and waste in ten cities — Podgorica, Nikšić, Budva, Bar, Tivat, Kotor, Herceg Novi, Ulcinj, Cetinje and Plav. For eleven of them — EPCG, Telemach, Crnogorski Telekom, the water utilities in Podgorica, Bar, Tivat, Ulcinj and Cetinje, Čistoća Podgorica and Komunalne djelatnosti Bar and Plav — we fetch the data ourselves. For the rest, you photograph the bill or enter it manually, with the same reminders.

What if my provider isn’t on the list?

You add it as “Other” and enter the bills manually. Let us know which one it is — we expand the list based on what people actually use.

Can I pay a bill online through Moj dom?

Not directly. You pay the same way as before — at the bank, at the post office, through e-banking or on the provider’s portal. For providers with online payment we take you straight to their page, and you then mark the bill as paid.

Is it free?

The account is free, with no limit on the number of apartments. The agency part (mandates and monthly statements) is available — contact us for onboarding — and Building Manager is a separate product.

How do I check my EPCG bill online?

On EPCG’s bill check page you enter your subscriber number and meter number, no registration needed. In Moj dom you enter those details once, and your EPCG bill then arrives on its own, with a reminder before the due date.

Can I share bills with family or a tenant?

Yes. You send family or your bookkeeper an e-mail invitation with view-only or manage access; the invitation is valid for 14 days. A tenant gets access through the lease and sees only the rent and bills they pay. You can revoke any access.

How does Moj dom connect to listings, buildings and agencies?

It all runs on the same DreamEstate account. An apartment you have listed can be linked to your apartment in Moj dom. If your building uses Building Manager, the maintenance charge arrives with your bills. If an agency manages the apartment, its monthly statement arrives here.

How many days before the due date does the reminder arrive?

Three days by default, and you choose anything from 0 to 30 in the settings. If the due date passes and the bill isn’t marked as paid, one more e-mail follows. You can also turn reminders off.

Does it work for a house, commercial space or garage?

Yes. Besides apartments you can add a house, commercial space or garage, each with its own bills, reminders and access.
