Based on Urban-Technical Conditions number 02-3-350-362 /2015 from 19.06.2015 and valid building permits issued by the Secretariat for Spatial Planning, Construction, Communal Affairs, and Environmental Protection, Municipality of Herceg Novi, etc., the investor for design, the complete general project with landscape design project is completed.

During the design, there are 3 types of buildings, namely:

TYPE 1: located on plot no.56/5; 56/6; 56/8; 56/10
Total projected gross area: 484.89 m2

TYPE 2: located on plot no.56/9
Total projected gross area: 475.14 m2

TYPE 3: located on plot no.56/1
Total projected gross area: 216.81 m2

On the cadastral parcels, 1 family-residential building - villa (a total of 6 buildings) is planned with a layout of B+G+1 (basement+ground floor+floor) in a landscaped area, which is a visually unique unit with accompanying facilities (pools, green areas, roads, paths, parking). The total area of the cadastral parcels is about 5800 m2, and the areas range from 500 to 1000 m2.

PROPERTY LOCATION

The buildings are located in KO Trebesin, municipality of Herceg Novi. The purpose of the building is residential with the basement as a technical floor. The buildings are designed to be detached and care was taken to fit them into the environment.
The entrance to all buildings is oriented to the north. Also, each building has the right to transport and
pedestrian crossing. Also, the road from which access to the site is planned
is on a slight longitudinal slope.


ARCHITECTURAL SOLUTION

Due to the desire to provide a better view and clearer orientation towards the sea, measures have been taken to orient the living room, dining room, and bedrooms to the south.
The buildings are designed as a single residential unit with the basement as a technical floor. There are 2 parking spaces at the entrance to the building.
On the ground floor, there is a living room with a dining room and kitchen, while on the second floor there are bedrooms with their own bathrooms.
The pool is designed for all buildings, except for the building on KP 56/1.


CURRENT SITUATION

According to the Main project, a retaining wall has been built on the site.
Also, an electric cable from the newly built substation with a capacity of 630 kV is connected to the construction cabinet, which is sufficient both for the continuation of works and for subsequent work on the buildings under construction.
