The plot consists of two cadastral parcels with a total area of 3,025 m2 in the Podgorica area, right on the border with Danilovgrad.

It is located near the city of Podgorica and is outside the GUP. 6 kilometers from the Vezirov Bridge in Podgorica via the asphalt road Podgorica – Danilovgrad, 900 meters by local road to the banks of the Zeta River, below ZIKS

The provisions of the PUP Podgorica apply to the parcel. The spatial plan of Podgorica envisages agricultural activity on the land with the possibility of constructing a commercial-residential building of 250 m2 on a parcel over 2,500 m2.

Important! There is an old building on the parcel with an area of 100 m2 (ground floor with an extension), which makes the building legal, as it was built in 1965 (recently confirmed by a decision of the competent ministry). It can be used as a legal basis for constructing a new building (100+100 m2) by reconstructing the existing one. The area has water and electricity networks.

The parcel belongs to the banks of the Zeta River for a length of 65 meters, with all rights in accordance with the Water Law.
