Apartment bills
Each apartment with its own bills, and an overview that adds them up.

- A bill from your phone or a PDF: amount, period, due date and reference number fill in by themselves, and you check them before saving.

Renting and rent
The terms of your lease agreement, turned into charges and reminders.
- The lease
- Enter the lease: rent, payment day, deposit and term. While the lease is active, a rent charge is created automatically every month.
- Tenant access
- Your tenant gets access at the e-mail address on the lease and sees only the rent and bills they pay — without your passwords or your other apartments. Access ends with the lease.
- Who pays which bill
- You set who pays what per bill type, including a percentage split for a shared meter. By default the tenant pays electricity, water, waste and internet, and the owner pays building maintenance, tax and insurance.
- Rent reminders
- Your tenant gets a rent reminder before the due date. If the due date passes and the rent isn’t marked as paid, the e-mail goes to you.
Access and roles
Nobody sees your bills until you give them access.
- Access for family
- Invite someone by e-mail and choose view-only or manage, separately for each apartment. Revoke access whenever you like.
- View or manage
- View sees the apartment and bills, without account numbers. Manage can edit accounts and bills, but can’t delete the apartment or share access further. An invitation is valid for 14 days.
- An agency under mandate
- An agency sees the apartment only after you accept its management proposal. The monthly statement arrives by e-mail and stays in Moj dom.
Apartment in a managed building
If the building uses Building Manager, maintenance arrives with your other bills.

- Link your unit in the building to your apartment in Moj dom, and the monthly maintenance charge arrives with your bills, with the same reminder.
- Confirmed by the manager
- When you mark maintenance as paid, the manager receives a payment report and confirms it.
Getting started
From apartment to first rent in three steps

Add the apartment
Name, city and property type. If the apartment is already listed with us, link it.

Enter the lease
Rent, payment day, deposit, term, the tenant’s e-mail and who pays which bills — all from the agreement you already have.

Charges run on their own
A rent charge is created every month, the tenant gets a reminder before the due date, and you get an e-mail if the rent is late.
Renting out
Renting out an apartment in Montenegro without spreadsheets
Renting out an apartment in Podgorica, Budva or Bar doesn’t end when the lease is signed. Every month you need to check whether the rent was paid, who pays the electricity and water bills and whether a bill is late — which is hard when you’re not in Montenegro. In Moj dom you enter the terms of the agreement, and rent charges and reminders run on their own.
Moj dom doesn’t draft the lease or collect rent on your behalf: the tenant pays as before, and you mark the payment as received. The tenant sees only their part — the rent and the bills they pay under the lease — while you see every apartment and every bill in one place.

Frequently asked questions
Can I add several apartments?
Yes, as many as you like. Each has its own accounts, bills and reminders, and the overview adds them up.
Can anyone else see my bills?
No, not until you give them access. You send family or your bookkeeper an e-mail invitation with view-only or manage access. A tenant gets access through the lease, and an agency only once you accept its mandate. You can revoke any access.
How do I track rent and the deposit?
In the lease you enter the rent, payment day and deposit. Every month a charge is created with that day as the due date (the 5th by default), your tenant gets a reminder before it, and you mark the payment as received. The deposit stays on record with the lease.
Does Moj dom draw up the lease agreement?
No. You sign the agreement as you always have, and enter its terms in Moj dom: rent, deposit, term and who pays which bills. Charges, reminders and tenant access follow from that.
Can I see building maintenance next to my other bills?
Yes, if your building uses Building Manager and you link your unit there to your apartment in Moj dom. The charge arrives automatically every month; when you mark it as paid, the manager confirms the payment.
What if I change provider or my customer code?
Change the details on the account; old bills stay in the history.
How far back can I see bills?
Everything you have entered or that has been retrieved since you added the account. You can add older bills manually.
Can I download a bill I photographed?
Yes, the document stays with the bill and opens from the list.
